Erwin Estate may be the house where the kids finally stop asking, “What are we doing today?” because there is already too much to do at home. This is Woodland Hills family living turned into a private playground: pool and spa, basketball, an outdoor trampoline, a huge outdoor gym, theater, outdoor bar, barbecue and enough indoor and outdoor space that different parts of the family can be doing completely different things without leaving the property. The distinction matters. Lots of large LA houses are designed around impressing people. Erwin feels designed around occupying them. On a month-long stay, that's arguably more valuable. Saturday can start with a workout or basketball game, move to the pool, include a few turns on the trampoline, end with dinner outside and somehow still have a movie waiting downstairs. Nobody needs an itinerary. The house already made one.

What we love

The outdoor setup is the center of gravity. Pool and spa give you the obvious California piece, but then Erwin keeps going: basketball, an outdoor trampoline, a huge outdoor gym, lounge areas, a bar and a barbecue setup. That changes the way a family actually uses the property. This isn't a backyard where everyone is expected to sit elegantly beside the water. People can swim, work out, shoot hoops, bounce around, cook and spread out. Inside, the dedicated office protects weekday routines while the theater gives the house somewhere completely different to go after dinner. That's one of the reasons Erwin works for a longer stay: the house isn't dependent on a single spectacular room or view. It has enough separate experiences to keep paying off after the novelty wears off.

Keep in mind

Erwin is more about fun and function than pristine design. Some of the finishes feel dated, particularly tile in parts of the bathrooms, and the pool area is a little less polished and tidy than the rest of the home. None of that changes how much there is to enjoy here, but travelers looking for immaculate, newly built resort aesthetics should know this house has a more lived-in feel.

Work Mode

A dedicated office is exactly what we want in a house this family-oriented. Someone can actually work while everyone else uses the pool, gym, trampoline or basketball court without asking the whole household to lower the volume.

The brag

I like houses where the backyard gives everybody something to do. Swim, shoot hoops, jump on the trampoline, work out in that huge outdoor gym, sit at the bar, barbecue or disappear into the theater later. For a family staying a month, that's real luxury.

This is my kind of backyard: a huge outdoor gym, basketball court, pool and enough space to actually use all of it. Then when the sun goes down, there's a theater waiting inside. I could settle into that routine pretty quickly.

Getting around

Woodland Hills gives you easy access to the West Valley's shopping and dining, with Ventura Boulevard nearby and the Santa Monica Mountains and Topanga-area trails providing the more interesting regional escape. This is very much a driving neighborhood, but that's part of the bargain for getting this much private recreation at home.
