It’s easy. Browse our collection, fall in love, send a request, and either get an instant confirmation (when hosts allow it) or approval within 24 hours. We encourage instant booking because nobody likes waiting.
Thirty nights. Always. No weekend warriors, no bachelor parties, no revolving door of strangers. This is midterm living.
Because many great destinations restrict short-term rentals. A 30+ night stay keeps us fully legal, tax-exempt, and welcome in places like Sonoma and Napa — so you can stay longer, smarter, and stress-free.
No problem. You’ll still need to book for the 30-day minimum, but how you use the home is up to you. Think of it as your weekend getaway, your crash pad between travels, or the second home you always wanted. Your life, your rules.
Most homes are available for 30- to 90-day stays since many owners still enjoy their homes part-time — but if you want to stay longer, reach out and we’ll see what we can do.
Any day that works for you — we’re flexible.
Nope. In most U.S. markets, 30+ night stays are tax-exempt. That’s one of the hidden superpowers of midterm rentals.
The price you see is the price you pay for the stay. Included in your monthly rental are: Rent itselfSupplemental insurance coverageA reasonable utility allowance (some homeowners may have an allowance max)Housekeeping (based on the owner’s policy)Basic home services like Wi-Fi, landscaping, and pool/spa care (where applicable)Full furnishings and stocked essentials (kitchenware, linens, etc.)When making your booking payments, you can choose ACH with no processing fees. If you use a credit card, we will charge an additional 3% fee and any applicable taxes to help offset processing costs. This is not more than we pay in fees.
Our standard schedule:15 % due when you book (half of that non-refundable if canceled more than 90 days before check-in)35 % due 90 days before arrival (non-refundable once paid)50 % due 30 days before arrival (non-refundable once paid)All payments are handled securely through The Joes Square account. Non-refundable means non-refundable. Once your stay is confirmed and funds are disbursed, we can’t issue refunds. If you have an emergency, we’ll do our best to help — but we strongly recommend travel insurance for peace of mind.
Yes, there is a Security Deposit. Here's the run down:
$2,000 or 10% of monthly rent (whichever is greater) to be processed via CC on file at least 72 hours before arrival
Held and released within 30 days after checkout unless qualified claims for damage, excessive cleaning, or utilities are approved
Additional pet deposits may apply, if applicable to the property
Every booking includes supplemental damage protection up to $20,000 for accidental damage. We’ll handle it fairly and professionally — no endless arguments over a wine glass.
If a home becomes uninhabitable (say, a fire or flood), The Joes may cancel the booking and issue refunds — and we’ll help you find another option. You’ll never be penalized for something beyond your control.
Yes. Every home includes housekeeping, and each owner sets their own policy. If a host wants weekly cleaning, that’s baked right into the rate. If you’d like more frequent cleanings, we can arrange them for a small fee.
Each home includes a reasonable utility allowance. If you go over — for example, by keeping the pool at 85° all month — you’ll just pay the difference at cost. Fair and transparent.
Yes. All homes are fully furnished with proper kitchens, comfy beds, fast Wi-Fi, and the kind of touches you’d expect from people who actually stay in these places (because we do).
Sometimes, yes. These are real homes that are loved and lived in. You won’t find clothes in the closets or socks in drawers — but you might see a family photo, a favorite book, or a cherished piece of art. Those little touches make a house feel like a home.
Many homes allow pets. Each property has its own policy, so check the listing. We love our dogs too — and so does Zeke, our golden retriever mascot.
The Joes can help. Many homes have local partners for private chefs, in-home massages, or personal training. Whether you want one special dinner or weekly meal prep, we’ll point you in the right direction.
We’re happy to help with any planning needs. We’re not full-service concierges, but we do leave breadcrumbs — hidden hikes, local tastings, restaurants only locals know. Our team and local “Joes” can point you anywhere you want to go.
We’ve got you. Guests have direct access to The Joes support team, plus local contacts if something comes up while you’re in the home. You’re never left hanging.
Nope — that’s what we’re here for. The Joes handle all communication, coordination, and support so your stay goes smoothly from start to finish. We’ve got you covered.
Not without approval. Any gathering beyond a few friends over for dinner must be approved by The Joes in advance. We love a great evening shared over a meal — but large parties or events aren’t permitted. Our homes, neighbors, and hosts all appreciate the respect.
Every home has been personally vetted and scored with The Joe’s Scorecard. No generic listings. No “surprise” apartments with nosey caretakers. Just homes with soul, owners who care, and travelers who stay longer.
Because many of our guests stay for 30+ days, we know that work is often part of the experience. In every Joe’s Review you’ll see a short section called Work Mode, where we share how well the home supports remote work, whether there’s a dedicated office, a comfortable desk setup, or simply a good place to check in for a few hours.
If a home doesn’t have a dedicated workspace, no problem. The Joes can provide a desk and set up one of the bedrooms as a workspace at no additional cost, just let us know ahead of your arrival.
And if you’d prefer to get out of the house, there are also excellent remote work options nearby, including professional coworking spaces such as Regus, along with local cafés and other comfortable places to work.
All guests booking with The Joes must be at least 25 years of age at the time of booking. The primary guest responsible for the reservation must meet this age requirement and be present for the duration of the stay.This policy exists to protect our homeowners' properties, uphold the standards of our collection, and ensure a safe, respectful experience for all guests and neighboring residents.Reservations that do not meet this requirement may be declined or canceled at The Joes' discretion. Valid government-issued identification is requested to verify age prior to confirming a booking.
