There’s something refreshing about a Los Angeles house that doesn’t feel compelled to turn every square foot into an amenity. The Dona Modern started life in 1965, and its reinvention keeps some of that straightforward California spirit intact. The interiors have been brought forward with warm wood, marble, clean lines and a polished kitchen, but out back you get something increasingly unusual in this collection: a real lawn. Not a pickleball court. Not an outdoor nightclub. Not another elaborate resort complex. Grass, a patio, a barbecue and room to actually use the yard. Set in Studio City’s coveted Dona Streets, this feels less like a vacation rental trying to impress you and more like a very good Los Angeles family home. For a month or longer, that distinction starts to matter.

What we love

We like the restraint. The house has been updated without losing the easy residential quality that makes this part of Studio City so appealing. Warm wood brings character to the cleaner contemporary finishes, marble adds some polish, and the kitchen is equipped with Thermador appliances. But the backyard may tell you more about the house than anything inside. The flat lawn gives kids somewhere to run, a dog somewhere to wander, and everyone else a place to throw a ball, lie in the sun or simply sit outside without needing an activity attached to it. The patio and barbecue handle outdoor dinners, while the yard remains open enough to become whatever your family needs it to be. It’s a simpler version of luxury, but for a longer stay, we think that can be a very good thing.

Keep in mind

There’s no pool here. In Los Angeles, and particularly when you’re comparing homes at this level, that’s worth knowing before you arrive. The four-bedroom, three-bathroom layout also means there will be a little more bathroom sharing than you’ll find in some of the larger estates in the Joes collection. Neither is necessarily a drawback. They’re part of what makes this feel like a manageable family home rather than a sprawling resort.

Work Mode

This is an easy house to imagine working from for a month. The calmer residential setting and manageable scale make it better suited to an actual weekday routine than many of LA’s more theatrical homes.

The brag

Joe B. lens:
I like that they didn’t erase the fact that this was originally a 1965 California house. The warm wood against the newer marble and cleaner finishes gives it some character. It feels updated rather than manufactured.

Give me a real backyard. I love all the crazy amenities we see, but sometimes a big flat lawn is better. You can throw a football, let the kids run around, barbecue and actually use the space differently every day.

The Dona Modern proves that a great month in Los Angeles doesn’t require living in a private resort. Sometimes you just want a really good house.

Getting around

The Dona Streets put you south of Ventura Boulevard in one of Studio City’s most established residential pockets. Ventura Boulevard’s restaurants, cafés and everyday shopping are close by, as are Fryman Canyon and the studios. You’ll generally want a car from the house rather than treating this as a walkable neighborhood.
