Before you even open the front door, you know you're in Los Angeles. White stucco, a red tile roof, arched openings, and the unmistakable proportions of California Spanish Revival architecture give South Vista Street the kind of curb appeal we never get tired of. It feels like a house from an older Los Angeles, when these neighborhoods were first taking shape and Spanish architecture became part of Southern California's identity. Then you walk inside and jump forward about a hundred years. The interiors are big, bright, modern, and completely remodeled. Clean lines replace old-world detailing, rooms open up, and suddenly you're living very much in 2026. If we're being picky, some of the interiors may be a little stark for our taste, but we're willing to forgive it because the contrast is part of what makes the house interesting. South Vista Street gives you the romance of old California from the sidewalk and a completely modern way of living once you step inside.

What we love

Start with the architecture. We love Spanish Revival, and South Vista Street has the elements that make the style feel so completely at home in Southern California: stucco, tile roof, arches, and a façade with real character. Inside, the renovation goes decidedly contemporary. But the real surprise is out back. The outdoor kitchen isn't simply a grill beside the pool. It is remarkably complete, with refrigeration, dishwashers, a built-in barbecue, TV, and even an outdoor bathroom. Add the firepit, integrated indoor-outdoor speakers, dining and lounge areas, and suddenly the backyard operates almost independently from the house. You can cook dinner, eat, watch a game, clean up, and settle around the fire without everyone constantly running back through the kitchen. The plunge pool is small, and we'll call it what it is. Think cool-off-and-float rather than morning laps. But we're happy to trade some pool size for an outdoor setup this good. For a month in Los Angeles, we suspect the backyard gets used constantly.

Keep in mind

The pool is a plunge pool, not the grand swimming pool you might expect at a luxury Los Angeles home of this scale. It's perfect for cooling off or floating, but serious swimmers should reset their expectations. The interiors also create a strong contrast with the exterior architecture. If you're hoping the Spanish Revival character continues through every room, it doesn't. Inside, the renovation is decidedly modern and, in places, more minimal than warm. This is also city living rather than canyon seclusion. You're in an established neighborhood near The Grove, so neighbors and the normal sounds of Los Angeles come with the location. In exchange, you get something surprisingly rare in LA: a beautiful private home where a meaningful part of daily life can happen on foot.

Work Mode

A dedicated main-floor office with a proper desk and chair makes this an easy house for a working month. It keeps work out of the kitchen and main living spaces, and being on the ground floor means you can disappear for a call without disappearing from the household.

I'm a sucker for Spanish Revival architecture, and this is why. The stucco, arches, red tile roof, and proportions tell you exactly where you are before you ever walk inside. Great regional architecture should belong to its place. South Vista Street belongs in Los Angeles.

I'm taking the outdoor kitchen. Refrigerators, dishwashers, barbecue, TV, bathroom—someone actually thought through what happens when you're entertaining instead of just installing a grill and calling it an outdoor kitchen. Once dinner starts outside, there's almost no reason to go back in.
Together we agree:
South Vista Street gives you two eras of Los Angeles in one address: old California romance from the curb and thoroughly modern living behind the front door. Then the backyard gives you a pretty compelling reason to spend as much time as possible outside both.

Getting around

This is one of those rare Los Angeles locations where walking can actually become part of daily life. The Grove is just a few blocks away, putting shopping, groceries, restaurants, coffee, movies, and everyday errands within easy reach. Hollywood and much of central LA are a short drive away, but for once, not every little thing requires getting in the car.

Cook one entire dinner outside and don't allow anyone to go back into the house. Drinks, prep, grilling, dinner, cleanup, the game on TV, then everyone around the firepit. If you make it all the way to bedtime without realizing you never went back inside, South Vista Street passed.
