Opening Snapshot

London Villa sounds like it should be another Hollywood Hills glass box. Instead, you arrive at Cape Cod architecture above the Sunset Strip, which is exactly the kind of Los Angeles contradiction we enjoy. The Transitional Modern Cape Cod exterior and interiors bring East Coast polish to one of the city’s most social neighborhoods, then the backyard immediately reminds you where you are: waterfall, pool, spa, outdoor chef’s kitchen and city views. There’s even a huge skylit primary closet that feels appropriately glamorous for the address. The whole thing is slightly unexpected in the best way. London Villa feels like somebody brought the Hamptons to Sunset and then taught it how to have more fun.

What we love

The architectural contrast gives this house its personality. Cape Cod vocabulary is familiar, but placing it in the hills above Sunset makes it feel fresh rather than predictable. Then the backyard goes full Los Angeles. The waterfall and pool create the visual drama, while the outdoor chef’s kitchen means the space actually works for entertaining rather than merely looking good from inside. The skylit primary closet deserves a mention too. It’s one of those slightly over-the-top luxuries that feels completely appropriate when you’re this close to the Sunset Strip.

Keep in mind

The hillside setting means close to Sunset doesn’t automatically mean comfortably walkable to Sunset. The grade matters, so we’d plan on driving for most outings. The four-bedroom scale is also more manageable than many of the portfolio’s giant estates, which we see as a feature for the right group.

Work Mode

There’s a dedicated office, and the four-bedroom scale makes the house easy to understand and inhabit. Work gets a proper place without disappearing into another wing.

The brag

Joe B. lens:
Cape Cod above the Sunset Strip is already fun, but then you add the waterfall and outdoor kitchen and it becomes completely LA. I like houses that aren’t afraid to mix influences.

The pool gets me, but that giant skylit closet is pretty great too. Even as a big guy, I appreciate a primary suite where everything feels generously proportioned instead of squeezed in.

London Villa is East Coast polish with a Sunset Strip social life.

Getting around

You’re immediately above the Sunset Strip, putting West Hollywood, Beverly Hills, Hollywood and their restaurants and nightlife close by car. The Hollywood Bowl and Runyon Canyon are also easy additions to the month. The hillside grade means we wouldn’t oversell walking from the house itself.
