Boca De Canon plays a trick on you. From the front, the new Traditional exterior is handsome but restrained—brick, gates, classic proportions. Nothing screams for attention. Then you walk inside. Double-height foyer. Marble fireplace. Sculptural wine bar. Natural stone. Custom millwork. Retractable glass. Then you keep walking outside and realize there's a huge lawn, pool and spa, sport court, outdoor kitchen and a separate two-story guest house beside it all. Suddenly the quiet façade makes sense. The drama was saved for behind the gates. That's what we like about Boca. Plenty of LA houses show you everything from the curb. This one gets progressively better as you move through it. The exterior says traditional Brentwood estate. The interiors say sophisticated new construction. The backyard says compound. Don't judge this one from the driveway.

What we love

The reveal. We like the traditional exterior, but it doesn't fully prepare you for what's inside. The foyer goes double-height. The living room gets a marble fireplace and wine bar. The dining room opens completely outdoors through retractable glass. The kitchen uses marble, Sub-Zero and Wolf appliances and even has a dedicated coffee bar. Then the backyard changes the scale again. Pool and spa. Baja shelf. Big lawn. Outdoor kitchen. Fire pit. Sport court. Covered heated entertaining pavilion. And then the guest house. Two stories, with its own living room, kitchenette and upstairs bedroom suite with balcony. That's when Boca stops being a big house and becomes a real compound.

Keep in mind

The exterior is more conservative than the interiors. Guests looking for architectural fireworks from the street may initially underestimate it. We wouldn't. This is also a brand-new house built where an older home once stood, so everything inside feels fresh, polished and very much of-the-moment.

Work Mode

There's a dedicated office in the main house, but the guest house creates even more interesting possibilities for a longer stay. Someone working seriously could establish an entirely separate zone without taking over family life.

The brag

This is a don't-judge-it-from-the-curb house. The exterior is traditional and fairly quiet, then you walk inside and the finishes are beautiful. Then you hit the backyard, guest house, lawn and sport court and realize how much house is actually hiding back there.

Seven bedrooms, ten baths and a detached two-story guest house is a great long-stay setup. Grandparents, adult kids, another couple or staff can have legitimate separation instead of just getting the bedroom at the end of the hall.

Getting around

You're at the edge of Brentwood and Mandeville Canyon, giving the house a private residential setting while Brentwood's restaurants and shopping, the Getty, Westwood and the rest of the Westside remain accessible by car. This is compound living rather than a walkable-neighborhood play.
