Genesta Villa solves the multigenerational-house problem better than most homes twice its size: it gives part of the family another house. The detached ADU isn’t a glorified guest room. It has its own bedroom, bathroom, full kitchen and expansive glass doors, turning this polished Encino estate into a genuine compound. Grandparents can keep their morning routine. Another couple can disappear for a little privacy. Staff can have independence. Then everyone reconnects outside around the pool, cabana fireplace, outdoor kitchen and sports court. That’s what makes Genesta interesting. The contemporary architecture is handsome, but the real luxury is social engineering: everyone can be together without being together every minute.

What we love

The ADU changes everything. Over a weekend, a guest house is nice. Over a month, a completely independent residence with its own kitchen becomes genuinely valuable. The outdoor program then gives the two living environments somewhere natural to reconnect. Pool days lead into dinner from the outdoor kitchen, while the cabana fireplace keeps the backyard useful after dark. The sports court adds another reason to get outside without turning the property into an amusement park. Inside the main residence, a theater and dedicated office make the house work just as well Monday through Friday as it does on Saturday.

Keep in mind

Genesta Villa sits in a residential part of Encino, so this is a driving neighborhood rather than a walk-out-for-dinner location. The other thing to know is that a high-rise office building sits directly behind the property and is visible from the backyard. The landscaping does a good job of screening much of it, but it doesn’t disappear completely. We don’t think it ruins the pool or outdoor experience, but if total visual seclusion is important to you, it’s worth knowing before you arrive.

Work Mode

A dedicated office plus a completely separate ADU creates unusual flexibility. Two people could maintain serious work schedules here without turning the rest of the property into an office.

Getting around

Encino gives you Ventura Boulevard restaurants and shopping, Los Encinos State Historic Park and easy access across the Valley. Genesta itself is residential and driving-first, with the advantage being everyday Valley convenience rather than tourist-LA proximity.
